Method 1: Asking Friends and Colleagues
I began by interviewing 10 people who were already residents of
Bangalore. I expected them to be knowledgeable about the best
areas. One of my friends told me that Whitefield is amazing.
Another said better Electronic City. Another person informed me
that the only good alternative is Sarjapur. The problem was
simple. Each of them proposed the location of residence. No one
questioned about my budget or needs. I received 10 various
responses and no clarity. The approach only contributed to the
confusion.
Method 2: Real Estate Portals
I then continued to spend hours on MagicBricks, 99acres and
Housing.com. These sites include thousands of listings on the
property. I narrowed it down by my price and the kind of flat I
desired. Various areas presented me with a lot of choices. But
here's the issue. These locations are property displaying,
rather than locality revealing. I was not in a position to make
comparisons between two areas. No price trends and growth
projections existed. I was aware of what I could have in terms
of flats, however, I was not aware of the location where I
belonged.
Method 3: Talking to Local Brokers
I chose to speak with the specialists. I made calls to 5 brokers
in 5 different locations in Bangalore. Each one was very
confident. They both claimed that theirs was the best place that
would suit me. They promised a lot of returns and lifestyle.
However, when I requested data, they had none. No price history.
No growth numbers. Just opinions. Each of the brokers desired to
sell houses in his or her locality. Due to their biased
information, I ended up spending 3 weekends in the wrong
localities.
Method 4: YouTube and Blog Research
I resorted to the internet. I have observed over 15 YouTube
videos on best localities in Bangalore. I read numerous posts on
the same in blogs. Certain videos were useful and provided a
good general information regarding various areas. Most content
was however 2-3 years old. The market was now different.
Moreover, the recommendations were too broad. No video addressed
my particular budget 75 lakh to 1 crore. I was in need of
personal tips and not the tips which would be applicable to all.
Method 5: Online Forums and Reddit
I have asked my question on the Bangalore group of Reddit. I was
also a member of Facebook home buyer groups. In a span of a day,
I got over 50 comments. The individuals were very dynamic and
willing to express their opinions. But all were of another mind.
Arguments and fights were even present in some of the comments.
One would say that a place is great. One would say the same
territory is dreadful. There was no means of checking who was
telling the truth. I just found more opinions confusing.
Method 6: Visiting Localities Myself
I thought seeing places myself would solve everything. I spent 4
full weekends visiting 8 different localities. I checked the
roads, traffic, shops, schools, and the overall feeling of each
area. This gave me some real ground-level understanding. But I
